For large residential, public or rural projects, we offer a complete Site Master Planning service which involves the study of such areas as user needs, site conditions, climate, circulation and usage requirements, future expansion, and site flexibility.
Schematic and Concept Design involves the preparation of the 'brief', and an initial site and applicable codes/regulations analysis, which leads on to presentation of the first building concept. During this time, there are normally several meetings where project goals, ideas, budgets, and timelines are discussed. The concept is refined based on feedback from the various parties involved (such as client, consultants, and local authorities) to the point where preliminary construction costs can be established.
Once the initial concept reaches a point where the main overall aspects are agreed upon, we enter the Detailed Design and Documentation phase which entails producing documents (drawings, engineering, reports, etc) for local authority approval. The number of consultants (such as Town Planners, Engineers, Landscape Architects, etc) is variable for each project based on need - but in general there would be at minimum 4 different consultants who need to be commissioned in order to proceed with the approvals phase. Upon approval, a set of detailed construction drawings are produced, as well as any necessary 'specifications' (i.e. materials, finishes, appliance lists, etc) which describe to the builder in careful detail how the various parts of the 'jigsaw' go together.
From here we can also handle the official Tender preparation and Contractor procurement if needed, and offer analysis of competitive construction bids, and recommendations as necessary.
The final stage in the process is Site Supervision & Contract administration. The level of involvement during this stage is dependant on various factors such as complexity of project, the Builder chosen, and even the experience of the client from previous projects for example. It is a very important time in the project, as generally there is alot going on on-site, many decisions needing to made, money being expended, unforeseen issues to resolve, and a high potential for tiredness to set in as the (usually) lengthy process of design/build comes to an end.
